If you’re considering selling your home, there’s probably a lot on your mind about how much you’re going to list it for, when you want to sell, why you want to sell, and so on. There are a lot of steps to selling a house but one of the first is to ensure the home is in fact ready to sell. 

This means making sure any major repairs are complete, any construction that you’ve started to add to the resale value is complete, and that the home generally is fit to list and fit to receive prospective buyers from real estate agent viewings. 

One of the often overlooked but most important aspects of selling a home is the exterior appearance. This includes the deck area (if applicable), whether the paint is needed or not, and lastly the garden. It is the garden that can be the most neglected and yet is one of the most important features of a saleable house. Here are some reasons why. 

1. A potential buyer will spend time in it 

Gardens and general landscaping are extremely important to the success or failure of a saleable house. It’s the first thing any prospective buyer will see when they drive past or step onto the property. And given that they’ll likely be spending a lot of time outside and immersing themselves in the outdoor space surrounding the property, it only makes sense that it looks nice before you have people come and view the property. By adding some native plants, trimming the bushes, and removing any weeds, you can increase the value of your property immensely. 

2. It can add to the resale value of a property 

One of the main reasons, if no other, then making sure your garden is in tip-top shape is that if it looks good, it can add up to 10% to a resale value. This addition can make all the difference to a new buyer, particularly if they’re considering offering a lower price than you’re asking for. It gives you the added bonus that you can point to the well-manicured garden and show them the benefits. 

3. Making up for other areas of the property that need work 

Having a well-manicured garden might well distract from the fact that other areas of your property may well need work. Say, for example, that the shed could use a fresh coat of paint, or the deck could use a re-staining. If you have a garden that a potential buyer can work with, that may be enough to make them forget about the other shortcomings on the outside of the house and give serious consideration to the potential of the garden. 

4. It will attract the ‘green thumbs’ among us 

If you have a gorgeous garden, then you’re likely to attract people who value the garden as an outdoor space. It will attract those who enjoy being in the garden and have a vision for how they could transform the existing garden into something more special and more personal for them. If someone is attracted to the exterior of the home, they’re more likely to consider the interior as well – and the property as a whole. 

5. The need for a lawn space 

If you have a family, you recognize immediately the necessity for a lawn space for your children to play on. If families are who you are attempting to attract, then the addition of a functional garden/lawn space may well be your ticket. The prospective buyer will see not just a garden or lawn, but something to be manicured and looked after. All the more reason to make a purchase if you can see yourself having a future in that space, right? 

Summing up

Regardless of why you’re selling your property, it is critically important that your garden space be well looked after and give off a vibe that it has potential for any future buyer, whether they seek to relax in that space, make it their own, or watch their family grow on the lawn. Having a garden doesn’t just increase the potential resale value of a home, it can be your ticket to making the sale in the first place.
