The first area we focused on was landscaping. Trimming the hedge to expand the driveway and removing weeds and excess brush to showcase more of the vast front yard and unique architectural features of the home. We went with a darker blue-grey color for the front facade, facia boards, vinyl window trim and roof flashings along the exterior perimeter of the home. We also matched the gravel with the pre-existing one to fill in the gaps and even out the surfaces around the home and front yard.

Curb appeal is a term used by realtors that refers to the aesthetic attractiveness of a property, as viewed from some distance by a prospective buyer. Several inexpensive tasks can improve the curb appeal of a home, such as fresh paint or clean landscaping. Our methodolgy varies with each property and market that property is in. Los Angeles is very hyper-local and neighborhood specific. Property specific trends are not a copy paste scenario with our boutique brokerage. We walked through this particular residence going over all of the positive areas that will attract buyers and also drew up a punch-list that would showcase the residence in the best possible market scenario to attract and interest more potential buyers.

The exterior of the home presented us with a few opportunities to narrow the scope to the exterior fascia board colors matching the paint of the lower stone around the front facade and columns of the home. Along with painting the individual window trim, roof flashing and adding a new door and hardware to optimize the look and modern feel of the home.

The interior of the home was painted our custom white blend with all of our clients previous touches removed to reflect a blank canvas for the new buyers. The wall coverings were removed in the middle room and the ceiling fan was also removed in the master bedroom ensuite to showcase the large space and enhance the recessed lighting.

The custom back patio with sweeping views of both the mountains and cityscape was pressure washed and epoxy sealed for weatherproofing, along with an extra drainage area created for water run off. The mature landscaping on the perimeter and back privacy hedge was trimmed back and fencing was sanded and stained to optimize the look of the wood and protect it for years to come.

The electric gate was carefully sanded and stained, adding a matte black finish to the exterior trim. The HVAC unit is a full 6″ off the ground and secured on a concrete pad with gravel around.

The pipe runs the entire length of the home parallel to the retaining wall all the way out to the street. This protects the structural integrity of the foundation of the home from water intrusion and keeps pools of water from forming. A sewer inspection, general, foundation and termite inspection were also completed so that our clients know what they are selling and buyers know what they are buying.
