The renovation budget & sales goal

The budget was $12,000.00 to renovate and stage a condo in the Hollywood Hills. We sold the unit for $70,000.00 above what the seller wanted. This project was a huge success. Curious what we did? In this article, I spill the beans sharing my renovation secrets. I only encourage my home sellers to invest $1 where we can get $5 plus back in their pocket at the close of escrow.

The countertops and backsplash are reglazed white. The faucet looks designer it’s inexpensive on Amazon. The cabinets were painted grey and white. The hardware is 3″ pools from Home Depot. The hanging Lights were another find on Amazon. Easy!

The lighting was swapped out. That’s it! So why does it look so different? Lighting. We switched out all of the bulbs in the house from the warm light to natural light. Then Linda Graveline staged and the rest is history.

Reglazing the fireplace white was a major improvement to the living room space. Most of the seller’s personal possessions and furniture were removed then staging was loaded in. It’s like night and day isn’t it?

I wish I had a perfect of the bathtub before we reglazed. It was brown and off white tiles in a funky pattern. We reglazed the bathtub, backsplash wall, motorcycle backsplash, and sink. The cabinet was painted, new pulls, and staging.

A perfect example of how staging can transform a space. The above pictures have only one thing in common. They are pictures of the same room. The bottom image is after Linda’s interior design team brought in their inviting stagging. The sad room was transformed into a smart & easy to understand guest bedroom.
