If an agent is unable to clearly explain their listing process to you, it’s a red flag that they may not be the right agent for you.

1. Are you a licensed real estate broker or are you a licensed real estate agent? If only an agent:

  • Who is your broker?
  • Do you have direct communication with your broker?
  • Does your broker advise you, or does an office manager?

2. Is your office manager a licensed real estate broker?
3. Do you have an experienced attorney at your disposal?
4. Do you have a talented architect at your disposal?
5. How much coverage does your E&O policy cover?
6. Who will sit on the open houses? Will it be you directly?
7. Who will be communicating with potential buyers? Will it be you directly?

Remember, it’s important to stay calm and be reasonable throughout the process. If you get too emotional, you might not be able to think straight and could wind up paying more than you wanted or selling for less than you hoped.


Pick the right buyer. Sniff out the troublemakers before you’re on the hook. On the other hand, if you have several lowball offers or one from an unqualified buyer, it might be worth holding out for something better.

Be prepared… Offers can fall apart in escrow.  Sometimes buyers get cold feet or their lender might not approve the loan. Have a backup plan in case this happens.
