Welcome to Eagle Rock

Eagle Rock is a neighborhood in Northeast Los Angeles between Glendale and Pasadena, named for the giant rock at its north end whose shadow looks like an eagle in flight. It is known for Colorado and Eagle Rock Boulevards, Occidental College, and a mix of Craftsman, Spanish and midcentury homes.

This guide covers where the neighborhood starts and stops, what the homes are like, what to check before you buy, and what it is like to live here.

Is Eagle Rock Safe?

The short answer

Eagle Rock is one of the quietest neighborhoods in Northeast Los Angeles. It is residential almost end to end, and what gets reported is property crime on the two commercial spines, Colorado Boulevard and Eagle Rock Boulevard. Violent crime is rare here.

What actually happens

Car break-ins in the shopping lots along Colorado and package theft on the residential streets are most of it. Catalytic converter theft comes and goes. An empty house on a hillside street with no cameras is the burglary target, not an occupied one on a block where neighbors know each other.

It changes block by block

Colorado Boulevard and Eagle Rock Boulevard are busy, lit and commercial, and they carry most of the reports. North of Colorado toward Hill Drive and the Rock itself it is wide streets, big lots and quiet. The blocks around Occidental College pick up with students during the semester. The 134 edge has freeway noise, which is a different problem from crime.

Check it yourself

Eagle Rock is covered by LAPD’s Northeast Community Police Station, 3353 San Fernando Rd, Los Angeles, CA 90065, 323-561-3211. Northeast covers about 29 square miles and roughly 250,000 residents, from Atwater Village and Los Feliz out to Eagle Rock and Highland Park, so the division total blends a dozen neighborhoods together. Ask the station for the reporting districts that match the block you are looking at, or pull them from LAPD’s open data portal.

Where Eagle Rock Starts and Stops

Eagle Rock sits between Glendale to the west and north, Pasadena to the east, Highland Park to the south and Glassell Park to the southwest. The 134 runs along the north side and the 2 along the west.

Colorado Boulevard. The east west main street, with restaurants, coffee, bars and shops.

Eagle Rock Boulevard. The north south corridor, with more shops and restaurants and a straight run toward Glassell Park.

The hills. North of Colorado and around the rock, plus the streets near Occidental. Views and larger lots.

The flats. The grid between the two boulevards. Walkable blocks of bungalows.

Eagle Rock Homes and Architecture

Eagle Rock grew as a small town in the early 1900s, and its oldest streets are lined with Craftsman bungalows. Spanish revival homes followed in the 1920s, and midcentury houses fill the hills. Richard Neutra designed the Eagle Rock Recreation Center.

What to check before you buy here

In the hills, check the slope, the retaining walls, the soils report and street access. In older homes, check the foundation, the sewer line and the electrical. Permits matter, because many converted garages and back units were added without them. Homes close to the 134 or the 2 deserve a visit at rush hour. We walk through each of these with buyers before an offer goes in.

Living in Eagle Rock

Colorado and Eagle Rock Boulevards hold the coffee, restaurants and shops, from longtime local spots to newer openings. The Capri Club has been on Eagle Rock Boulevard since 1963.

Occidental College gives the neighborhood a campus at its center. The Eagle Rock itself sits in a park at the north end with a short trail. Pasadena and Glendale are each a few minutes away, and the 134 and the 2 make it easy to get out.

A Little Eagle Rock History

Eagle Rock became its own small city in 1911 and voted to join Los Angeles in 1923. Occidental College moved to its campus here in 1914.

In 1962 the rock itself was declared Los Angeles Historic Cultural Monument number 10. Barack Obama studied at Occidental from 1979 to 1981 before transferring to Columbia.

Buying or Selling in Eagle Rock

Eagle Rock prices are set street by street. A view, a permitted ADU, a garage or distance from the freeway can move the number more than the square footage does. That is why automated estimates miss here.

If you own here, send the address and we will pull the sales on your block and show you how we got the number. If you are buying, we will tell you which streets fit your budget and what to check on each house before you write an offer.
