Our Process

A Brief, Step-by-Step Overview

When you’re ready to list your home for sale, there is a specific process that should be followed to ensure you get the best return on your investment. In this article, we’ll walk you through our process for listing homes, from start to finish.

First and foremost, it’s important to work with a qualified real estate agent who has experience in the local market. Your agent will help you determine the right asking price for your home, based on recent sales of similar properties in the area. They will also help you stage and market your home to potential buyers.

Once you’ve found the right agent and determined the asking price, it’s time to get your home ready for showings. Here’s the process we follow at The Shelhamer Group.

The Shelhamer Real Estate Group

Step 1: Prepare Yourself

To start, meet with your trusted real estate advisor in person. Face time makes all the difference. Selling a home is a lengthy process, but it doesn’t need to be stressful or full of needless hassles, surprises, or drama. Preparation is key.

The road to success can be bumpy. There can be major hurdles, pitfalls, and trap doors, which may expose you to legal consequences. That’s why working with a skilled real estate professional helps protect you.

Step 2: Stage Your Home Properly

Often, your home will need some staging prior to being listed in order to make it more appealing to buyers. Your agent can help you determine what needs to be done and can even recommend a professional stager. At The Shelhamer Group, we offer expert renovation and staging services to help get your home ready for the market.

Once your home is prepped and ready, we will take professional-quality photos and create an eye-catching listing that highlights all of your home’s best features. We will also provide you with a comparative market analysis so you know what to expect in terms of price.

Step 3: Market, Market, Market

Stand out. Be seen and heard. Every set of eyeballs in the market should be looking at and walking into your property.  You’re looking for that one opportunity, that one golden window to catch a buyer’s eye and have it sell. You don’t want to miss out on any potential buyers or investors. It’s time to list your home with the help of a professional real estate agent that knows how to get it done.

Step 4: Negotiate

Negotiation is something that is best left to professionals. At The Shelhamer Group, our team is experienced in getting the best possible price for your home. You will be assigned a primary agent who will work with you from start to finish. This agent will be your main point of contact and will help guide you through the entire process, from pricing to listing to negotiating and closing.

Questions to Ask a Listing Agent

Selling your home is a big deal. The last thing you want is to sign a contract with a subpar listing agent. To help protect yourself, there are some very important questions you should always ask a potential listing agent before making a decision.

The first, and arguably most important, question to ask is: what’s your process for listing a home? A good listing agent will have a well-defined process that they can easily explain to you. If an agent is unable to clearly explain their listing process to you, it’s a red flag that they may not be the right agent for you.

Other questions to ask include:

1. Are you a licensed real estate broker or are you a licensed real estate agent? If only an agent:

  • Who is your broker?
  • Do you have direct communication with your broker?
  • Does your broker advise you, or does an office manager?

2. Is your office manager a licensed real estate broker?
3. Do you have an experienced attorney at your disposal?
4. Do you have a talented architect at your disposal?
5. How much coverage does your E&O policy cover?
6. Who will sit on the open houses? Will it be you directly?
7. Who will be communicating with potential buyers? Will it be you directly?

Setting the Perfect Stage

Why Aesthetics matter when selling your home

When you’re selling your home, first impressions matter. It’s important to remember that buyers will be forming their opinions about your home from the very first moment they lay eyes on it. That’s why we always recommend taking the time to stage and style your home before listing it for sale.

While you may think that potential buyers are only interested in the practical aspects of your home, the truth is that everyone responds to beauty and aesthetics. Creating a warm and inviting atmosphere can make all the difference in whether or not someone falls in love with your home.

The right marketing mix will attract buyers who are interested in your home and help you get the best possible price. Our experienced agents will work with you to devise a personalized marketing strategy that fits your home, your neighborhood, and your needs.

At The Shelhamer Group, we offer the following perks as standard in our marketing efforts:

Successfully Negotiating the Deal

Strike a Balance - Motivated, But Not Too Eager

Understanding what both buyers and sellers want in this market is crucial for a successful sale. Sellers want to get the most money for their home, and buyers want to pay the least amount possible. In order to make a sale, both parties have to be willing to compromise.

Discuss offers and counteroffer strategies with your agent. Most agents have a lot of experience with this and can help you get the best deal.

Remember, it’s important to stay calm and be reasonable throughout the process. If you get too emotional, you might not be able to think straight and could wind up paying more than you wanted or selling for less than you hoped.

Pick the right buyer. Sniff out the troublemakers before you’re on the hook. If you have a full-price offer from a pre-approved buyer with a good deposit, that’s usually the best deal you’re going to get. On the other hand, if you have several lowball offers or one from an unqualified buyer, it might be worth holding out for something better.

Know which buyer requests are real and which are inflated. Be prepared to give a little on the price, but don’t budge on everything. Selling your home is a negotiation, so you’ll need to be prepared to give a little bit on some things in order to get what you really want.

Be prepared… Offers can fall apart in escrow.  Sometimes buyers get cold feet or their lender might not approve the loan. Have a backup plan in case this happens.
