the buyer sets the price
Three hundred and sixty three homes sold Downtown over the last twelve months. One hundred and eighty one of them, about 50 percent, were in escrow inside thirty days. Those closed at 99.1 percent of asking, which is under, not over.
The ones that took thirty one to sixty days closed at 97.6 percent. Nearly 17 percent of Downtown sales took more than 120 days.
Downtown is the only market I cover with no first month premium at all. Nothing here sells above asking on average, fast or slow.
If you have read that pricing right means bidding wars, that is true a few miles north. It is not true here, and an agent who runs the hillside playbook Downtown will cost you months.
